The Pakistani Community members living in Cote d’Ivoire, Guinea Conakry, Liberia and Sierra Leone are hereby informed that Punjab Land Records Authority (PLRA), Lahore has devised the following steps that should be considered by Overseas Pakistanis who intend to perform land transactions in Pakistan, in their best interest to avoid any chances of fraud/financial loss: -
- Verify the land ownership through ownership record (Fard), previous transaction history and cross-check the identity of the seller (e.g., CNIC, photograph, address).
- Verify the Fard through QR code and ensure there is no pending litigation on the property (Status Quo, Mortgages etc). Physically inspect the land for encroachments or disputes.
- Avoid purchase of land in joint holdings and insist for Partition through (https://askfortaqseem.pulse.gop.pk) and take possession of the land before registration.
- Draft an agreement to sell with clear terms, payment schedule, and conditions. Execute the sale via a registered deed at the local sub registrar's office.
- Visit PLRA e-Registration web site (https://www.punjab-zameen.gov.pk/ERegistration) for registration of contract.
- Avoid cash transactions, use official banking channels (e.g Pay Order. Demand Draft, etc.) for transactions.
- For plotted land, ensure layout approval from the concerned authority (e.g. LDA, RDA, etc.) and make sure the land use is permissible (residential, commercial. agricultural, etc.).

- Make sure the Registered Deed is registered and Mutation is incorporated in Revenue Record.
- Insist attestation of deed and its mutation incorporation after recording of party statement and seek the copy of Registration of deed and Mutation copy.
